Modular Classrooms for Manchester Schools
Manchester has one of the youngest populations of any English city, and secondary schools across the city have needed more places as larger year groups move up. Greater Manchester is ten councils, each planning its own school places, so the first question for any modular project is which authority the school sits in. A new double classroom starts from £180,000, building only.

Buy or hire for a Manchester school
Hire suits a known short-term peak: a bulge year passing through, or decant space during a rebuild. A single classroom hires from about £275 a week plus delivery and collection, with a minimum term of around 26 weeks. Over three or four years, buying a refurbished unit is often cheaper.
- Peak lasts under two years: hire usually wins.
- Need lasts five years or more: buy new or refurbished.
- Uncertain: hire with an option to buy, if the supplier offers it.
- Permanent SEN base: buy new, built to the brief.

Manchester City Council decides planning applications for city schools; the neighbouring boroughs decide their own. Class M permitted development covers many permanent school buildings within its limits. Building regulations apply, through the council or a registered building control approver.
Many Manchester schools still occupy Victorian and Edwardian board school buildings, often listed or locally valued, with hard playgrounds and little spare land. A new classroom block has to fit around them, keep enough outdoor space for pupils and leave fire and emergency vehicle routes clear. Newer schools on the edges of the city usually have more room, and the cheapest projects tend to be there.
Older city-centre and inner-suburb schools often have tight sites with hard playgrounds over old foundations and drains, so a ground investigation before design avoids surprises. Manchester's wet climate also makes a covered link from the main building worth considering for any detached classroom.
