Used and refurbished classrooms for sale
A used classroom is an existing modular building bought from a supplier's stock, usually refurbished before it goes to a new site: new floor finishes, decoration, heating and electrics checked or replaced. A published price guide puts a refurbished single classroom from £82,000 and a double from £136,800, building only and before VAT, against £108,000 and £180,000 new.

Why schools buy a used classroom
- The budget does not stretch to new, but the room is needed for years.
- Stock is available now, so there is no wait for manufacture.
- Hire over the expected term would cost more than buying.
- The building can be sold on or moved when the need ends.
- Reusing a building cuts the carbon of a new one.
What to check before you buy
Ask every supplier to price the same points in writing, so the returns can be compared line by line.
- Condition and history
- Year built, previous use, what has been replaced in the refurbishment, and whether it meets current building regulations as delivered.
- What the refurbishment covers
- Roof membrane, floor and coverings, windows and doors, heating, lighting, electrics test certificate and fire alarm, listed item by item.
- What the price covers
- Building, delivery, crane, foundations, drainage, power and water connections, ramps and steps, furniture and removal. Starting prices often cover the building alone.
- Rooms and sizes
- Each room's floor area against Building Bulletin 103: 55 to 62 m² for a primary class of 30, and the toilets, store and lobby counted separately.
- Regulations and fire
- Who applies for building control, the fire strategy and escape distances, accessible toilet provision and what the building is rated for.
- Warranty and aftercare
- Length of the structural and the defects warranty, who maintains what, and the response time if the heating or a door fails in term.

Questions people ask
How much is a used modular classroom?
A published guide starts refurbished singles at £82,000 and doubles at £136,800, building only and before VAT. Site works, delivery and crane come on top, and the unit's age and condition move the price.
Does a used classroom meet current building regulations?
It has to, once installed on your site: it needs building control approval like any new building. Older units may need better insulation, ventilation or fire protection to pass. Ask the supplier what they will upgrade and who applies.
Is a used classroom quicker?
Often, because there is no factory slot to wait for. Survey, approvals and groundworks still take time, so the saving is in manufacture rather than in the whole programme.
Can we sell it on later?
Many schools do, either back to a supplier or to another school. Keep the maintenance records and certificates, which make the unit easier to sell.
What warranty comes with a refurbished classroom?
Shorter than for a new building, typically, and it varies. Get the warranty for the structure, the roof and the refurbishment work in writing before you order.
